Changing Times………..

We have a new government and a unique one at that with Cameron and Clegg at the helm.  Both Tories and Liberal Democrats want to build more homes with the focus on energy efficiency.  The Liberal Democrats have abandoned their mansion tax proposal which involved the costly property re-valuation.  Home Information Packs (HIPs) which represented Labour’s one and only flawed housing market reform is gone.  The Tories have introduced a £250,000 Stamp Duty exemption for all first time buyers.  Surely all positive signs for anyone interested in property.

The latest canvas from the members of the RICS, the surveyors body, has an upbeat tone.  Prices are reported to have bottomed out in almost every area.  This may encourage some would-be buyers and buy-to-let investors start hunting again.  Rental returns being achieved are up and the general activity in the housing market is certainly much higher than this time last year.

Our September catalogue includes some exciting and interesting lots.  The highlight of which is the important sale of Beachwood, The Glen, Saundersfoot.  Located in one of Pembrokeshire’s most prestigious residential areas and enjoying panoramic seaviews. This four bed detached bungalow shows a guide of £500,000 - £600,000.  A 2 bedroom detached cottage on the periphery of  Narberth, in need of renovation and improvements, offers huge scope for extension has a guide of £80,000 - £110,000.  A first floor 2-bedroom retirement apartment in Narberth town centre has a guide of £65,000 - £85,000.  For the investor a 3 bedroom terraced house in Pembroke Dock has a guide of £75,000 - £95,000 and for the first time buyer/investor there is 13 Richmond Crescent in a very sought after residential area with a guide of £85,000 - £100,000.  For the commercial investor we have an industrial unit at Brawdy extending to 161 sq. m. at a guide price of £80,000 - £100,000.  The wide mix and diversity of lots means there is likely to be something of interest to all interested buyers.  All the lots offer opportunity and so we look forward to seeing you all in the room.

All of the lots featured in this catalogue can be viewed on-line along with all the legal documents, thus making the process of purchasing at auction much easier and open to all types of buyers.  In addition we can offer a full service for telephone bidders, proxy bids and even arrange for a member of staff to sit down with you in the room at the auction should you be apprehensive about buying at auction.

If you are thinking of selling your property one of our valuers would be happy to provide a free market appraisal and advice.  Contact us on 01437 761457.

Property auctions are a big growth area not only nationally but across South West Wales. The benefits of selling and buying  property at auctions ,including houses, flats, shops and buy to let investment property are becoming better understood by those active in the property market, and TV programmes like “Under the Hammer” and “Property Ladder” are encouraging new house buyers to enter the field, so much so that year on year growth of auction sales is currently running at over 30%. We have also noticed a growing trend for house sellers to choose to sell through a local auction saleroom, rather than offering their property through a London auctions .

We now offer an auction service to our clients and our aim is to develop the size and spread of our property auctions business in South West Wales. Our plan will be to work with introducer estate agents in towns where we do not have an office, and to have a wide mix of properties in our catalogues.

We believe that with this powerful new styling we have the opportunity to lead the way in land and property auctions across South West Wales, and to work with other Auction House regions on a joint marketing basis.
