The Search Begins
With a clear understanding of your requirements we will access all homes that match your criteria, full colour brochures can be printed from this website or posted to you. When you have registered with an office, SMS alerts can instantly transmit the latest property information directly to your phone whilst simultaneously e-mailing you a full colour brochure to your e-mail address of your choice.
In order to secure a property we recommend an early viewing.
Mortgage
It is advisable to get a mortgage agreed in principal as early as possible as this will speed up your application. Our recommended mortgage brokers 1 Stop Financial Services have access to every mortgage on the market. Advice is completely free and without obligation.
Viewings
Viewings can be conducted by appointment at a convenient time and can also be arranged on Sundays and in the evenings for your convenience
Making an offer
Once you have found a suitable property we will put your offer forward to the seller, both verbally and in writing. Any offer is subject to contract being signed. There are no legal obligations on either side until the contract is signed.
Legal
A solicitor will be required to handle the legal paperwork involved (conveyance). It is preferable to use a solicitor who knows the area that you are moving to and specialises in conveyancing.
Sale agreed
Once your offer is accepted, you will need to instruct your solicitors to proceed immediately. At this stage, always ensure that exchange and completion dates are agreed. This is also the time to instruct your mortgage broker to proceed with your mortgage application and make arrangements for a survey.
Draft contract
This is drawn up by the seller's solicitors and sent to your solicitor who will raise some preliminary enquiries and make a land registry search.
Formal mortgage offer
This document will be sent to your solicitor for you to sign. Once signed and returned, your mortgage is in place and you are ready to exchange contracts.
Exchange of contracts
The contract is signed by you and the seller. The deposit is usually 10% of the purchase price. This is telegraphically transferred or paid by the buyer's solicitor in the form of a banker's draft. The completion date is set.
Completion
This is generally set a few days to a few weeks after exchange of contracts, depending upon each party's personal requirements (residual money is usually 90%) and now transferred from your solicitor to the seller's solicitor's account.
Congratulations, you are now the legal owner of your home!
